SHAWMUT COMPLETES ON-TIME DELIVERY FOR EATON VANCE'S NEW HEADQUARTERS
Significant Downtown Relocation Creates New Home for Leading Investment Firm
Boston, MA – May 27, 2009 – Shawmut Design and Construction (www.shawmut.com), a leading national construction management firm, successfully completed the relocation of Eaton Vance Corporation's national headquarters to Two International Place, in the center of Boston's Financial District. The 310,000 square foot build-out, designed by CBT Architects and managed by Jones Lang LaSalle, required 15 months of intensive pre-construction and seven months of construction.
The finished space spans 10 floors and includes updated elevator lobbies on each floor, perimeter offices, 35 conference rooms, six trading areas, an e-business studio, large seminar room, data center, telecommunication IDFs on every floor, new cafeteria and kitchen, and a completely redesigned roof deck, which serves as an outdoor gathering area. Team collaboration, precise scheduling, and rigorous field supervision were key to successfully coordinating the many aspects of this large, multi-floor restack.
Some project highlights:
- Eaton Vance was one of the first clients to engage in Shawmut's Green Building Initiative Program. 82.1%, or 676 tons, of all debris on this project was recycled.
- At one point, Shawmut was managing over 300 subcontractors' employees, all working concurrently on nine floors of the building.
- Shawmut installed 95 miles of electrical wiring – enough to stretch across the entire state of Connecticut from east to west
Due to the scale and size of this project, Shawmut established a sequential floor turnover schedule to allow Eaton Vance adequate time for a smooth and seamless occupancy. This flexibility allowed Shawmut to proactively accommodate Eaton Vance's special request for early turnover of two floors by prioritizing the completion of the data center. Moreover, having fit-out the offices for the original tenant, Shawmut was not only familiar with the existing infrastructure, finishes and amenities in the building, but also knew what standard materials to use and what specific code regulations to meet. This allowed the team to propose unique cost savings strategies and maximize cost effectiveness through initiatives such as retaining existing infrastructure wherever possible.
