As a Construction Manager at Risk, we are fully accountable to our clients for the on-schedule, on-budget performance of our subcontractor team. We provide a comprehensive range of services to assist clients from the programming phase to the post-construction phase. Team of specialists
We are able to offer clients a team of specialists that have built more than one million square feet of science and healthcare space. This vast experience provides the team with valuable insight throughout the phases of planning through construction and close-out.

Flexible delivery approach
We have a proven track record delivering science and healthcare projects using both the design/build and construction management approach. By engaging us early in the process, clients can utilize our team of specialists to guide them toward the appropriate delivery method after evaluating goals, constraints, and internal resources.

In-house M/E/P estimating staff
Our in-house M/E/P estimators have extensive experience budgeting science and healthcare projects, and are qualified to provide valuable insight regarding costs and trends. They advise our pre-construction and construction teams on all aspects of M/E/P systems including design peer review, procurement, installation, and commissioning.

Commitment to Green Building initiatives
With a LEED-accredited professional on staff, Shawmut is committed to exploring and implementing corporate-wide green initiatives from the office to the job sites. We maintain an internal Green Building Committee which has initiated low or no cost programs such as recycling of all office materials, implementing recycling on every job site, alternative methods for energy efficiency, and sponsoring ongoing training sessions. Our LEED-accredited professional can assist our clients in all aspects of green building and sustainable design, including preparing documentation in support of a LEED-certification.

Subcontractor relationships
We are one of the only major construction managers in New England that does not have "pay if paid" or "pay when paid" clauses in our subcontracts. We have a long-standing corporate policy of paying our subcontractors within 30 days regardless of whether or not we have been paid by the client.

Phased, occupied construction
We have a long history of successfully and safely working within occupied environments. We understand that a well-executed logistics and safety plan is the key to working within sensitive research environments - whether on an occupied campus or performing a renovation within close proximity to on-going research. Our goal is to assure our clients that construction activities will not interrupt the daily schedules of the scientists, doctors, researchers, and students, as well as the surrounding community.

Lab conversion specialists
We are particularly skilled at converting existing buildings, such as old industrial and manufacturing buildings - and other existing spaces not originally intended for laboratories - into state-of-the-art science and research environments.

Constructability/benchmarking
Our team of specialists, utilizing a comprehensive database of recently completed science and research projects, is able to not only benchmark similar projects in terms of cost but also for constructability based on current trends and space requirements.

Extended three-year warranty
We offer our clients an unprecedented Three-Year Warranty Program, which is above and beyond the industry standard of a one-year warranty.

Project Services Division
Prior to the completion of any project, we send in a crew from our Project Services Division to audit the progress of the project and identify any potential "red flag" items that could impede the seamless turnover of the project. This internal preliminary job site audit is followed up with review to monitor the status of any items discovered. Additionally, the entire team is given a progress report on priority items that need to be resolved prior to the final completion date. As the turnover date approaches, the entire project team meets to conduct a "Pre-punch Review" to ensure that the punch-list is all-inclusive and as short as possible.

24-hour emergency services
Both during and after the warranty period, our Project Services Division serves as the Emergency Services Department. The 24-hour, 7-day-per-week service enables our clients to get an immediate response to any service call through our network of on-call emergency contractors.
