The Houses at 8899 Beverly are a collection of eight single-family detached homes in West Hollywood’s Arts and Design District, designed by Olson Kundig and built by Shawmut. Each home offers entirely different architectural expressions—combining natural materials such as wood, steel, glass, concrete, and stone.
The individual character of each ground-up home celebrates the craft and materiality of its structure—concrete, bronze, wood, stone, glass, brick, garden, and steel—while creating expansive yet private spaces for indoor-outdoor living.
The Houses at 8899 Beverly are linked by an overarching design approach that utilizes natural materials in an authentic expression. The homes’ similar size—each averaging about 3,000 square feet—further link the detached structures into a cohesive development. Each home reimagines a shared palette of architectural elements, materiality, landscaping and program to create eight singular experiences. Exterior compositions alternate between light and dark to further emphasize individuality while creating a subtle rhythm along the streetscape. All of the homes are LEED® Certified, with energy efficient appliances and resilient landscaping. To drive additional sustainability, the garages have EV stations, and the homes are pre-wired for solar. There are Lutron QS systems in all homes for integrated control of electric light and daylight to save energy.
Part of the 8899 Beverly development, the houses were constructed on tight sites (each piece of property just slightly larger than each home), above a four-story podium garage, in a dense neighborhood, and alongside ongoing construction for the 8899 Beverly tower. On top of that, the houses were being constructed at the same time. This required numerous logistical studies and constant communication with all project partners, city, and neighbors. Each house required 5-6 crane picks—an already heavily-planned part of the building process, with the added layer of operating in the heart of a residential neighborhood. The team conducted pre-task planning with Shawmut’s safety team.
