808 Windsor Street, part of the Boynton Yards development in Somerville, is an impressive 11-story building comprising approximately 360,000 square feet of R&D lab space, 7,000 square feet of retail space, and two levels of penthouse mechanical space. The project features a 242-space, four-level below-grade parking garage, enhancing its operational efficiency.

The building is designed with 35,000 square feet of column-free floor plates, providing flexibility for tenants to grow and adapt their spaces. It targets LEED® v4 Platinum certification, incorporating advanced energy-efficient features such as triple-pane glazing with thermally broken aluminum framing. This unitized glazing system improves thermal performance, significantly reducing solar heat gains and conductive losses, which leads to notable reductions in both cooling and heating loads.
