Boston Medical Center – Moakley Building Addition

This state-of-the-art, four-story, 320,000-square-foot research and development hub is transforming FM’s Norwood campus into a global center for innovation in loss prevention and business continuity. Replacing a 1950s-era building, the facility will house advanced research laboratories, FM Approvals, corporate offices, and multiple operational functions, alongside a new 930-space precast parking garage and outdoor spaces designed to enhance the campus environment.
Built on a foundation of technical excellence and sustainability, the facility incorporates a high-performance façade to minimize energy loss and resilient mechanical systems designed to ensure uninterrupted operation. Its geothermal system features 221 wells, each 605 feet deep, to reduce HVAC energy consumption and environmental impact. Landscaped with native species, the site is designed to manage stormwater events, and the entire campus has been elevated above the floodplain to mitigate risk. The building will be 100% electric-powered and is targeting U.S. Green Building Council LEED Gold and WELL Bronze certifications at minimum.
Construction highlights include the use of 3,500 tons of steel across 4,585 components and 521 drilled micropiles, as well as advanced prefabrication methods that reduce waste, enhance speed, and improve construction efficiency. Shawmut’s design-build approach has been integral to meeting the project’s tight timeline and upholding exceptional technical standards.
