To build the new two-story structure, Shawmut’s scope included demolition, hardscape, excavation, concrete additions, waterproofing, fireproofing, shoring, beam installation, as well as foundation and structural steel amendments. The building features a mezzanine floor with 32’ high ceilings, two elevators, stairs, second-floor showroom space, and an active roof terrace with stunning views of the Miami skyline, Miami Beach, and the Design District. The active rooftop features a retractable canopy roof with a kitchen and bar. The second floor and roof terrace were occupied with another Shawmut project—a tenant build-out for Sub-Zero, Wolf, and Cove. Shawmut installed all new MEPs and a storefront that consisted of ACM panels, stucco, and specialty glass. Additional scope included polished concrete flooring, a new HVAC system, roofing, interior and exterior lighting, paving, and sprinklers. Located on a zero lot line with constrained space, Shawmut overcame the challenging logistics with extra coordination and communication between all parties.
