This public-private partnership (P3) project introduced the first residence hall on the UMass Boston campus, featuring 1,077 beds for freshmen and transfer students, plus five apartments for resident directors. The facility includes flexible living/learning spaces, a dynamic ground-floor indoor and outdoor commons, and a dining area of approximately 30,000 gross square feet with 700 seats, serving both residents and the campus community.

The residence hall’s design incorporates seven and nine-story wings along University Drive North and West, respectively, complementing the surrounding neighborhood. A distinctive 12-story wing is positioned away from Mount Vernon Street to minimize impact on adjacent properties. Shawmut played a key role in the preconstruction phase, collaborating with stakeholders to refine designs and building systems to meet program requirements and aesthetic goals within budget. Early contractor involvement, including key trades such as masonry and glazing, was instrumental in developing critical exterior details. The project is LEED® Gold certified.
