UMass Lowell - McGauvran Hall Dining Repurpose and Renovation

Noteworthy: Renovation and reuse of McGauvran Student Union as the main dining facility for the South Campus, including demolition of the existing South Dining Hall and the reconnection of infrastructure trunk lines. The intention of this project was to provide the primary location for UMass Lowell dining on South Campus, and provide, to the degree feasible, the infrastructure and facility renewal to support the next 30 years of continued operation. Scope included a small addition to house a loading dock, service elevator, service stair, and staging areas to support the renovation of the existing student union into a full service dining facility (both all-you-care-to-eat and retail/franchise programs) with state-of-the-art cooking facilities, along with classroom, gathering, and meeting room spaces. Challenges included hazardous material remediation and demolition of the existing dining commons and the site/landscape restoration of the quad space it left behind, and fitting all of the utilities and services associated with a state-of-the-art dining facility into an existing cast-in-place student union building with relatively low ceiling heights. The project’s final GMP was brought in slightly below the target budgets set by the team throughout the preconstruction process. The team coordinated with many end users/stakeholders on the owner’s side, including groups from UMass Lowell and their vendors.
